@Mickael Castillo which investment strategy are you trying to implement?

I have had some success implementing the strategy that @Will Sifert mentioned--bidding on vacant land--but definitely not in Miami-Dade County.

It had little deferred maintenance, so it was our plan to implement a value add strategy to bring the property up to a B class asset.

That would likely be my approach and if our client was willing to do that and compensate us for our effort to implement I would consider that a win/win. 

I don’t know specifics of what they’ve implemented but I’d be hesitant starting an STR there for that reason.

Go buy the book The 7 Levels of Communication and implement the practical advice from that book.

So overall yes the ADU guidance applies State wide, but specifically the requirements have to be implemented within the Coastal zone by the State CCC adopting or accepting the LCP as revised by the permitting jurisdiction.

I will implement this in to my life and journey in the real estate investment industry.
