I’ve been able to find local lenders that will loan 80% LTV based on the income of the property, if you don’t have a W2 job I recommend checking with some smaller local banks and credit units for commercial loans.

My situation is I am switching jobs internally with the same company, however I am taking a 50% pay cut and don't want to risk my debt to income ratio on a cash out as neither unit is rented just yet.

@Amy Rodgers There is a huge element of terror involved in putting up a lot of your own money or risking your credit for a real estate investment, especially when you don't have a particularly remunerative job to fall back on.

I totally agree everything you said plays into the whole package of the buyer and it's essentially the job of the sellers agent to give the best advice they can based on the information at hand.

I'm currently live out the area but I am looking to build a portfolio down in the Low Country over the next few years and then leave my current job and focus on Real Estate Investing full time.
