Wanted to share with everyone the home that my Co has built that beats the code in energy efficiency by 62%.It's 13,000 sq ft (not including 4 car garage).The average winter temp inside of the home is 75 degrees from 6 am till 11p and 72 degrees at night.In the summer interior temp is 74 degrees with humidity of 30%.Average monthly heating, cooling and electric bill is under $200

It is the sellers problem not yours and they will decide if the can or are willing to comply with the request based on state landlord tenant codes and how motivated they are to sell.

How you can get around that with out alarming the tenants is to tell the owner someone from the insurance company will be coming by to inspect the property to make sure everything is up to code so the insurance can be renewed.

A bunch of other stuff that was minor as well but shouldn't be too bad to fix up.So I went to the seller and showed the home inspection and they said "we will get our handyman out to fix it but it might not be to code" (SERIOUSLY?!?!)
