Most of all,  be sure to establish the "what ifs" should all not go well, like vacancies,  additional expenses, costs, and losses, disagreements among the partners, wishes to sell or liquidate when the other party does not, family succession, etc.Everybody gets along great when times are great and it's a brand new venture.Plan for worse case scenarios to both party's satisfaction before anything happens.

Additionally, I would suggest asking to speak with the person that will be your daily contact.Finally, company 4 is interesting given you don't see a ton of property management companies offering flat rates but at the same time they aren't incentivized to get higher rental rates due to the flat rate.In the end, I would go with who you feel the most comfortable with.

It's hard to stand out.There are some owner-occupied segments with people who share motivating factors for selling their home.Seniors with Long-time Ownership: often ready to downsize or transition to assistance.Homeowners with Low Financial Stability Scores (FSS): Struggling financially and likely ready to cash in on their asset.Both these categories have additional advantages in that they probably don’t haven’t been updated and may have deferred maintenance.
