I spend $20K-30K each year still today on a wide variety of topics and I have made 10 times what it cost me to attend those seminars that I wouldn't have otherwise.The people who whine about getting educated either aren't educated or haven't implemented anything they were taught because it's easier NOT to take action and easier to just say it doesn't work.

But even though that is widely known that presenters must only give information, education and knowledge, they still pitch me their offers.I had the booking agent for Than offer up a 50/50 split from the get go.

Experience will give you good numbers for these items and they very widely depending on a lot of factors.I have spent $50 PSF in Sacramento many times, but more often than not its far less than that.

Is this a widely known issue?? 

Just want you to go into your decision with eyes wide open rarely you will be sold a turnkey property with built in 10-15% equity.

Same amount of work to find and do MH deals as bigger deals but much much smaller pay offs than doing stick built or other deal types.Look into buying double wides on their own land.  

The US is a big country with a wide diversity of real estate markets.

The third bedroom is quite small (wide enough for a full bed and small night table), but does have a closet and built in desk.

And you have pried the door wide open for them.
