Looking for some advice on obtaining a HELOC for an investment property that doesn’t have high fees and doesn’t require me to take all of the funds outright. 

DSCR Heloc could be an option.

Hi, I rehabbed a property I bought last year using my heloc (cash purchase).

My first concern when I hear HELOC is always that you are leveraged 100%.

I can purchase it cash and after repairs the ARV would $125,00.After fixing the place up, I'd like to use it for a HELOC to buy another property, since I would have 100%.

The Heloc - is it on your personal residence, or a separate property, or will you attempt to get a new line of credit (loc) that is secured by your new investment property (which is not technically a heloc)?

Would it be prudent and ethical to get a HELOC?

I would lean on a HELOC.
