Question on using HELOC on investment property

Hi all, looking for some info on this topic. I am considering a property with a motivated seller who is selling well below market value. I can purchase it cash and after repairs the ARV would $125,00.

After fixing the place up, I'd like to use it for a HELOC to buy another property, since I would have 100%. How hard is it to get HELOC on investment properties? is there anything I should be weary about? Anything I should generally know?

Stacy breaks it down great! A DSCR loan from one of the lenders on here could be a great way to accomplish your goals!
