That gap is what triggered my broader request for transparency.Regarding communication, I agree there were 54 interactions.

I am hearing that some are integrating AI to interact with tenants.

It's ok for occasional help writing a letter, but I'd keep it personal and human for public interactions......Just my $.02...

We used this to develop a simple process that screens out about half of the fake ESAs.1) If the resident says they have an ESA, tell them they have to provide legally-compliant evidence that they are ESAs2) If the evidence they give you is from a licensed health professional, and they are licensed in your state or the state from which the resident is moving, and the letter indicates a need for an ESA and their relationship more than a one-time telehealth interaction, you basically have to accept it.3) We sometimes have to ask for clarification or more information but never give them enough information to figure out everything listed in #24) If they cannot provide such evidence, we have a simple letter noting that their evidence was insufficient.

@Rob Schwartz,In my opinion, keeping a human in the loop for at least part of the process is still a good practice.I’d be comfortable relying on software for background checks, credit checks, or even income verification, but I’d still want to manually call references (e.g. past roommates and landlords) and show the property (which gives me a chance to interact with the applicant face-to-face) before offering a lease.

Having a direct web site with dedicated email, etc. is helpful (but not necessary).
