Curious where experienced multifamily investors would need to be price-wise. 

I am looking for properties around $200,000, and my goal is to gain experience with a rental property and at least break even cash flow wise.

Properties within HOA/Condo projects are simply not wise for the average investor.

Thus, an investment made today might not look good for 1-2 years--returns-wise, occupancy-wise, rents-wise, etc.
