Hardwood floors. Replace or Refinish

Hey! 

What would most rehabbers do with older hardwood flooring? would you guys replace them with LVP or sand&stain them to make them look more modern?

 99 percent of buyers will prefer hardwood. You want to unload quickly. Sand and stain. Nobody ever turned down hardwood for vinyl.

While we’re on the subject: flooring can be luxury. It can be vinyl. It cannot be both. Do you prefer vinyl over wood for an apartment? I can see that in many instances. It’s not luxury, though.
