I did not have to be concerned with any future tax liability down the road - this money was mine “free and clear”.By all means investigate options, but there is value in simplicity and freedom with having cash in the bank.One potential option would be after paying for your new house, invest the rest of the cash in commerical RE, do a cost seq, and take the 100% bonus depreciation.

We would normally grab an FHA which would solve all our issues - but we cant qualify using our income anymore.This presents an issue - I cannot for the life of me find a commercial lender who is willing to let an owner move in, regardless of timeframe.This wouldn't be such a big deal if we could, say, get a commerical loan now, then refinance in 1 year as FHA and owner occupy.

They are just taking advantage of the system. one reason I have moved to small commerical buildings that I rent to doctors offices :) and or frankly we just rent our money out and collect payments still have some issues with teh volume we do nothing is perfect but we do skip the tenant drama.. also had a MTR in Vegas that worked really well.. charge double rent 700 plus fico and up until the last tenant everything was fine we had some issues with the last one but we are past it now..

Commerical brokers who really got it going on are much more likely to hit that 7 figure income figure just based on selling 2 to 50 mil deals.
