Week of October 13, 2025Hey everyone,We got some surprisingly positive housing data this week — builder confidence is climbing, and the Fed’s Beige Book gives us clues on what could happen with rates next.

Paving the driveway, fresh paint or repairs to stairways/decks, adding some landscaping or a tree, and upgrading appliances like washers/dryers can all increase perceived value.

I learned in the past week the housing authority in my area stopped approving rent increases May 1, 2025.

I use a bunch of different tools, including the BP Rent Estimate, but as detailed in my above post, it doesn't seem to be confident in the rent comps its spitting back out.

Basic answer, but to increase cash flow you have to increase income or reduce expenses. 

And rent should continue to increase.

I calculate that I could refinance/increase equity and improve my cash flow by $430/month.  

Starting small, analyzing each opportunity carefully, and gradually scaling across multiple markets, like you’re doing with central PA and Jacksonville, is the best way to gain experience and build confidence while managing risk.

This approach will provide confidence in assumptions and align the necessary equity to successfully close the asset.
