I was thinking 1 months rent penalty for breaking the lease would cover my expenses- to find a new tenant and get the place ready to re-rent.

It sounds like the 2 tenants are breaking the lease and therefore should be held accountable to the lease.

I worked full time in corporate america for a long time and my drive in to work and back home was listening to podcasts, my lunch breaks were reading books, my evenings and weekends were swinging a hammer.
