Is break-even still a win?

Question

If you’re living nearly free but not cash flowing,Do you still consider that a successful house hack?

Curious how others define success.

Depends on where the RE is located and where you are in your life and career. Early on when I was buying the worst house on richest block often came with unimpressive cash flow but excellent occupancy and near guaranteed appreciation so for me at that time it was a win.

I'm looking to house hack a triplex in CT right now and it's hard to get living for free and cash flowing in my market. For that reason a break even for me would be a huge win or coming a little out of pocket.

Right now my rent is $1300 so even if I need to come out of pocket a few hundred per month will be massive savings for me. But on top of that I will be having loan down payment from renting the other units and appreciation. So for me saving on rent + building equality in a property is what draws me to house hacking even if I can't "cash flow" in the property, I will still be building up wealth in this property.

If you are house hacking and living for free, that is a HUGE win. Not many deals pencil like that in today's market. If you've moved out and you're break even, it's fine too. You want to have enough cash flow to hold onto the asset.

not house hacking, but similarly, i am breaking even on BRRRRs, and it's fantastic.

will they let you BRRRR stocks?  they will not.
