QB allows us to see all expenditures on any property or all expenditures from any vendor or virtually any other query that you can think of.Shortly after end of year, the extraction is compared manually by our bookkeeper to Amazon, Home Depot, Lowe’s, and Costco to make sure nothing was missed.

What specific elements does the HOA maintain, and which are your responsibility; what restrictions to they have on your areas of responsibility; What, if any, limitations are there on the Board when determining fees each year (generally there are no restrictions, the Board MUST assess for sufficient funds for all operating and reserve funding needs, but some projects do have specific limits); what are their General, or House, Rules that will directly affect or restrict your Tenants, and what is the process for the Board to change those rules (some can be arbitrarily changed by Board majority only, some require general membership approval); and, you need to examine the Annual Budget, comparing planned expenditures with what your eyes tell you about the overall project maintenance and appearance; and, critically, the Reserve Funding Plan.
