Charge a late fee fom the start , be firm never accept partial payments .

I have yet to have one late charge added to a tenant.

Is there a application out their that charges no fees at all? 

You might find people that charge low rates, high rates, lots of fees, no fees.I'd focus on competency.

I can't make this up.I have contract on deal ready to go finally get the "COO" as I'm told...and guess what told I didn't have an application with them. 100% won't be moving forward.....I wish you best of luck!

We embrace S8 applicants, but screen them just like any other applicant.Many have an entitlement mentality and try to leverage their S8 voucher by pretending to be helpless:1) A percentage won't apply because they expect a landlord to waive application fees for them.2) Many cry broke and expect a landlord NOT to charge them a security deposit.3) Many of those same S8 tenants trying to avoid paying a security deposit, won't make an effort to call the list of nonprofits we send them that will pay their security deposit if they apply.4) A lot of them try to avoid paying for utilities.

No tenant with bogus ESA wants to pay an application fee to get their bogus ESA rejected.  

I start talking to tenants about buying a home rather than renting during their application process.

Good tenants are not going to pay an application fee before viewing a unit.
