My goal is to attract standard medical office tenants who do not require specialized equipment—such as Primary Care Physicians, Urgent Care Clinics, Chiropractors, Physical Therapy & Rehabilitation Centers etc

My wife is a chiropractor and I handle the business side of things.  

It's not in a great neighborhood, it was previously a chiropractors office. 

Joel,I appreciate your answer, The intend of this office complex is medical offices, there is a Chiropractor next door and a dentist in front of the property.

My Chiropractor owns 9-10 units in a great neighborhoods that typically appreciate and have rents of 1200-1500 per unit; however, the buildings are 300-400k.

Just got an application that the tenant is a chiropractor. everything looks good from his document.

LOL Besides, it probably would have cost me half a dozen trips to the Chiropractor for my back.The point is, trying to save money by doing repairs yourself is great, IF that is what you want to do.
