Hi BP community,I’m looking for perspective from investors who have successfully deployed capital in today’s environment.Current Position:$300,000+ in liquid capital ready to invest6 rental properties that I self-managePortfolio generates 20%+ annual ROI in cash flowOngoing time commitment is under 1 hour per weekI own and run a full time business outside of real estate, so time commitment would be ideally be minimal.Most of my properties were acquired 6–9 years ago and met (or exceeded) the 1% rule at purchase.

A couple of clarifications that matter in practice:The key rule in a 1031 isn’t just total purchase price, it’s how exchange equity is deployed and when.

Occupancy: One unit rented (~$1,100–$1,200), one unit currently vacantEstimated PITI: ~$1,500/monthWith both units rented at market, the property appears to slightly cash flowing depending on management and maintenance assumptions.My concerns are less about the deal “working” and more about timing + liquidity:• One vacant unit at acquisition• Older housing stock (systems unknown long-term)• ~$45K capital deployment• Out-of-state ownership for me• Limited immediate cash flow to replenish reservesI already own property in Georgia (in-state for me), so this would be an expansion market purchase rather than my first door.My questions for Cleveland / Midwest investors:1️⃣ How has appreciation trended specifically in 44109 for duplexes over the past 5–10 years?

I’ve set aside $10,000 to deploy smartly—what early investments (systems, marketing, mentorship, etc.) gave you the highest ROI as a new agent?

A HELOC is a backup, not a replacement for deployable capital.• The duplex at 7.5% (≈6.6% after tax) is the least urgent problem in your stack.

Then deploy the cash (and some of the $1.2m). 

If you could deploy it elsewhere at 8-10% cash-on-cash the opportunity cost matters.El Paso has had steady appreciation but it's not a high-growth market.

Momentum often comes from how efficiently capital is deployed and reused.What strategies have helped you keep deals moving without stalling growth?

How did you actually deploy the tax savings afterward (next acquisition, reserves, debt paydown, etc.)?
