Not a ton of appreciation, and not a major drop-off.Median single family rents in the area for a typical 3bed house are ~$2500-2700.City of Tacoma is tenant-friendly, but I wouldn't let that deter you if you feel the reward outweighs the risk.Take the rent and subtract fixed costs (PITI), a property mgr (~8%-10% of rent), and budgeting for repairs capex (~5-10%) & vacancy (~4%), how much are you left with every month?

If a tenant, shows during prescreening call that for example they don't meet our 3x/rent income threshhold, can I go back to them and say we are currently scheduling showing for prospective tenants that meet our screening criteria.

Don't do it...theres' a whole lot of bad that can go wrong when this is done - like damage to the property, the code being given out by the prospective tenant to 'others' to see, the property not being secured upon exiting, theft (they'll even take the dang frig), and this: "Fraud involving scammers and squatters entering rental properties via lockboxes is a rising, sophisticated scheme where criminals exploit vacant homes and self-showing technology to steal thousands of dollars from unsuspecting renters.

Head to your local real estate meeting and network :) then ask prospective real estate agents how many investment property deals they've done in the past year and month, if they have any rental properties themselves, and how they would analyze the deal.
