Even a small environmental change can make a big difference in perceived noise.If the downstairs tenants are long-term and reliable, sometimes offering a small goodwill rent concession for a month or two helps reset the relationship and shows you’re trying to be fair.On the upstairs side, little things help a lot:Felt pads under furnitureArea rugs with thick rug padsEncouraging soft shoes / socks indoorsAnd I definitely would not advocate broom diplomacy — that escalates tensions quickly and can turn neighbors against each other.

You can also take out a loan/Heloc/other or use a friend or family member to "gift" the temporary funds and pay them back from rent, sale or refinance.You can exit a current home and transition it into a rental and buy a new primary with less money down 3.5% or 5%.If you ever need some additional advise or need more tips or loopholes feel free to reach out check out my profile or send me a quick email.

I have about 9 yrs left before retirement and am looking for advice and debating either a) getting another property in Chicago (cons: tenant-landlord ordinance & escalating property taxes, pros: existing relationships, market knowledge and my desire to visit friends and family there often) or alternate locations I'm considering > Kansas City, MO > Knoxville, TN > Peoria, IL > Winston Salem, NC.

The tenant threatened to sue us for ~$1,000 withheld per the PM's suggestion, and the PM said good luck in court.We escalated this to the local manager over the PMs and they are demanding an in-person meeting to resolve this.Any legal advice or general counsel prior to that meeting would be much appreciated!
