As a born and raised central Texan I wanted to extend my thoughts out to anyone in the community who might be in the area or know someone in Kerr County who has been impacted by the flash floods.

And it really helps to have backups for key trades like plumbing and electrical.Bottom line: the investors doing well right now are the ones who’ve streamlined their systems, built strong local teams, and focused on efficiency over flash.

I wouldn't buy a place just for this as this will just be a flash in the pan.

We do need to flash the chimney, which might be something we do sooner rather than later. 

Same for Sales costs of $1,500 . . . 7) Misc or contingency is low as $2,500 will be eaten up in a flash . . . hope for the best and plan for the worst is a rule to live by8) You have a GC listed . . . have you touched base with one (or three) to get their input based on your local market?

The "perfect time" everyone waits for doesn’t show up with flashing lights — it’s moments like this, where the shift is happening, that open the door.

I went inside with a flash light to look and it was very hot, muggy and had a bad smell. 

He knows his stuff and is really good at making IG videos: his brand is a very clever mix of being super humble, telling everyone profits are less than you think and then flashing some fat $$ he made by selling to his investors.

If they come across something that I didn't mention - I like to know (ie: if there is some flashing missing - they're going to see it when they paint - I'd like to have the flashing repaired/replaced) I have zero problem adding in stuff that either needs to be done or will prevent a problem in the future, if that makes sense. 

@Jason Eyerly:  We old timers have seen a lot of "fake it 'til you make it", flash on the pan, all hat and no cattle, : crash and burn, It's a pity, But it's simple math and his math doesn't work nor does he show any proof / properties that could be a multiplier to make it work.
