The Ocala market is one of the fastest-growing areas of Florida right now as it offers that "old-Florida" charm with its rolling hills (compared to the flatter southern parts of the state), heritage oaks, Spanish moss, and horse farms galore, while still providing easy access to beaches (on either coast) as well as to the theme parks of Orlando. 

A $150k ARV on one block can be $100k two streets away in a way that doesn't happen in flatter cities like Columbus or Dallas.For your contractor/rehab estimation challenge - before you fly out for walkthroughs, you might get rough numbers by asking local PMs or agents to send you photos of recent flips in your target price range and what the rehab ran.

Thank you, The chances of developing a division is pretty slim.Zoning, water and the El Dorado county TIM fees will kill this from happening.The San Stino Hacienda development (in a much flatter area, with water) was killed after over a decade of planning and legal wrangling.Fire Insurance will be a non starter too.Maybe after the Mosquito Creek bridge is finally done there's a possibility but it's doubtful.Best thing is hang on to it, and use for recreational purposes.The TIM fees (formerly known as TIF) pretty much wiped custom (let alone tract) developments years ago. 

Mobile Parks have seen an influx of listings for sale that could keep valuations flatter. - Established and actively managed AirBnB's will continue to be consistent income producers with a gradual growth in returns.

Other option would be to sell one of these homes and buy a single family home on a larger, flatter lot with more potential to build, but then I lose these great mortgages I've got.  

The old house is easy to figure out, and even some of the flatter areas of the property that they broke up into smaller lots.
