Everyone gets the same played out cookie cutter guru garbage as everyone else.

Most have you build out the agent based on prompts and questions you provide it.As the saying goes, garbage in equals garbage out - the better information you put into it the better it is. 

As for garbage collection-depends how your city works. 

(both were pretty accurate in 2018)Garbage: $500/mo (accurate if not a little high)Insurance: $130/mo (way low... it would have been closer to $400)Vacancy 5%, repairs 1%, CapEx 5%, management 0% — all way too lowRed flags I ignored at first:During the house walk-through, we were a little drunk with excitement (don’t do that).  

The rest is garbage. 

I just had one bolt mid lease leaving huge amounts of garbage I have no way to dispose of.

New wholesalers believe if they just send out enough deals, someone will eventually bite, even if the numbers are garbage.

I do have rolls of garbage bags and no one has taken them. 

Is there a good course that is not full of garbage or books that would be great place to start?  

Now, it should be obvious that if #2 is garbage, so will #3 be bad.
