Hi Everyone,I’ve searched through the forums and couldn’t quite find a thread that matches my specific situation, so I’m hoping someone here has experience or guidance to offer.Background & Experience: I’ve been a W-2 employee my entire career, but for the past five years, I’ve been preparing to transition into business ownership.

For example, your employer might give you a 100% match on 401k contributions.

Biggest hurdles are timing, debt matching, and finding sellers who can close on your 180‑day clock.

These loans have been a good fit for investors focused on portfolio growth since approval is based on the property’s cash flow rather than personal income.The loan type has to match to  client’s goals as some prioritize cash flow and flexibility with DSCR, while others start with conventional for better rates before transitioning.

For the life of me, I do not understand why borrowers reward lenders who intilaly tried to make a mint off the borrower but then when "match" what another lender offers.

For finding new investments, if you're an accredited investor I'd suggest looking up GP-LP Match, run by Aleksey Chernobelskiy (he does a lot of LP advising services, he launched this free matching service late last year and I've heard good things though I haven't used it myself).
