These hairline cracks can appear years later.There Definitely could be settling too, especially if alot of infill was used and there's no compaction spec, slab builds have an inclination for settling.

I'd also be in favor of doing what others have mentioned and having an initial lease term, say even 6 months, but that she has options to renew at "market rental rates" or if you feel more inclined you can predetermine what rent she can have options at, but it is a bit of a hybrid.
