What surprises have you run into once the walls came down?

Anyone have experience whether it is less maintance long term to replace a gas wall heater with another one like Williams brand or just go with a mini-split?

Probably the pool table.I have a very long wall that I could darn near fit a 22 foot shuffleboard on, which would be HIGHLY unique.Thoughts on any of this?

I already plan to have the common wall with double sided studs, 1" air gap between the two and rockwool insulation but wondering if adding double drywall with green glue would provide enough ROI with extra rent.
