Moral of the story - always prepare before investing.

I would like to eventually quit my day job (blue collar) because of that time consumption and strictly focus on real estate, my question is how do I go about acquiring bank loans for these buys without proof of income from a W-2?

I think of new builds like new cars and did one for my home but considered it a consumption item not really an investment.
