@Lee Summer Need more info here in order to help, if you closed on your first deal you couldn't really wholesale it.

As the title says, I'm looking for your guy's recommendation on the best software to use in order to collect rent and manage rentals.

I am not in commercial real estate, but I think there is a lot of opportunity on that side with AI - I havent even looked into it but your question made me think about it, I imagine there is a way to identify opportunities for commercial properties that are undervalued strictly based on the current rent ( easiest value add in my opinion.

I agree with the comments made that some REIA meetings can feel more like sales pitches than education.

I do think in order to maximize the property, hospitality / qualify has got to be the priority. 

If yes, use work orders to track the work done and completed and paid.
