Normally, when you sell a property and keep a pre-existing loan, it is called a Wrap.

I would think you have to have a very specific audience to go for this type of investment and pre-existing trust is at the top of the list. 

Not counting preexisting ground and storage setup.  

And the excuse of an assumption of a persons pre-existing knowledge of such is an oxymoron to your stated premise of educating people on something they don't know or are not aware of.

Anything that you find pre-existing, at least in our market, is definitely going to require a lot of work so just keep that in mind.
