I look for moisture around radiators/baseboards, bathroom fans, GFCI outlets, window guards, fridge door seals not cracked (tenants will never report this, your electric bill will), under-sink P-traps for slow drips.

@Parris Taylor I am a little curious about how the radiator covers protect the radiator from being used as a shelf. 

Upstairs has radiators but no thermostat or heat control, and the boiler can’t be zoned (steam, not hot water).

There’s also a steam boiler with radiators as the heating source that I have a feeling I will need to replace to just save myself the hassle of repairs in the long run.

No radiation detected (just kidding of course) you check to see if the sewer line, roof, HVAC and major components were rehabbed correctly using permits.

Because that tells me I will be able to really push for maximum sale, and the growth is all but capped out with declining gains soon to radiate through to this neighborhood.
