While the concept of the program might be appealing, my personal experience raises concerns about the consistency and reliability of the services offered.

As previous tenants move out, I can do the same to those units and raise rents.

You have to assume a new buyer will raise rents when leases expire so not sure it would make sense for the long term tenants to have their rents raised now and then have the new buyer raise them again.
