And a lot of what you are reading and hearing today was written 10 years ago.Flip couches instead of homes, buy a mobile coffee shop, pressure wash driveways or set up an AI service for small businesses.

To our regular sources...I thank you...you seem to be rarer and rarer these days. 

I see it all the time in self-storage and car washes - great locations, solid buildings, but mom-and-pop operators who don't know how to market digitally or manage expenses.
