5. for similar houses 1,300 to 1,500.6 Acre lot: the usable lot space is about an acre, the other 5 is protected marsh land/woods.the army will move me in about 1.5-2 years from now.I am married and have two kids.we have one Vacant room but i know my wife will not want a tenant sleeping next to the kids/sharing common space with us.  

Perfect timing sounds great in theory, but I’m not convinced it’s actually achievable in real life especially when you’re managing real assets, real debt, and real stress.At some point, it feels like the decision becomes less about timing the market and more about choosing certainty, liquidity, and sleep… even if it’s not the absolute bottom.Anyone else feeling this tension right now? 

They say they'd rather cancel all together as the  kids are on a strict schedule & need to be fed & put to sleep.

We have a couple large cabins that sleep 20 we self manage from 8.5hrs away and a large beachfront 6 bedroom nearby. 

How do you position/market your listings to avoid safety concerns when located near bars/nightlife and sleeping 15+ I’m well aware this type of property attracts bachelor parties and other potentially problematic groups, but we’ve managed that successfully in the past.

Also don’t sleep on Central Florida for a winter spot that rents well and is a lot more predictable.
