Is this a location where people are out all day, and a more basic unit that sort of just as act as a place to sleep and cook simple meals?

At least here in Oregon, the contingency period is designed to protect prospective buyers and to provide sufficient time to assess both the properties condition and subsequently the terms of acquisition.

People like me, for example, can spend the day in Gatlinburg and be home sleeping in my own bed comfortably.

If do ourselves, wondering if a quality handyman, basic management software, and resources for an OH lease and tenant screening framework would be sufficient. 

FHA has self sufficiency test so will only work in nicer areas on 2 units which exempts that test.

I'm not sure I fully understand your question.I have sufficient amount of paid for rentals that allows me to pay cash for new acquisitions.I buy cash at auctions or find distressed properties or motivated sellers where I can buy for pennies on the dollar in a booming market.I love buying houses in my self directed ROTH IRA so that I don't owe tax on the rental income. 

Having extra cash allows you to sleep soundly at night. 

5. for similar houses 1,300 to 1,500.6 Acre lot: the usable lot space is about an acre, the other 5 is protected marsh land/woods.the army will move me in about 1.5-2 years from now.I am married and have two kids.we have one Vacant room but i know my wife will not want a tenant sleeping next to the kids/sharing common space with us.  

Start with cities with a sufficient population, and evaluate each city against additional criteria.
