He teaches great theoretics for seller financing, but over the last several months I've leaned more towards commercial buy/holds which numbers 1 ~ 3 talk about pretty heavily.

I want to buy a commercial property with no money down and look to craft a deal 

I haven't settled on a strategy, but I do want to stop teaching and do real estate full time.

none of the gurus teach how to inspect a property and what to lookout for?

I wanted to get feedback from those that dabble in buying one or two notes on their own.  What was your experience, what are your returns?  What did you learn?

Thus the guru is using your money that you paid for a course that will tell you this can be done when in reality 99.9% of the cases, it cannot in the one percent is the guru using other people's money from teaching a course on something that cannot be done.
