Most CPAs who specialize in this niche work virtually anyway, so I’d recommend focusing on finding someone who can proactively help you plan year round and minimize taxes year over year rather than just file returns.

I decided to start with mobile homes both in Ontario and in Georgia ( virtually and when I can physically) have come across a bird dog contract but I've read both sides of the coin one part says certain wording can't be used such as referral fee.

I want to be able to pull statements quickly for my LLC that looks similar to the one I get from Buildium for my business that includes my mortgage, insurance, repairs to property (that happen before I hand them off to the PM), rental license fees, general business expenses like for my virtual mailbox & registered agent, etc.

I suspect my half bathroom added at least 5 times the value it would add in Akron    It may have cost me 50% more (virtually all in labor costs), but my return on that value add is in a different league than it would be in Akron (nothing against Akron - you can substitute any low cost market for Akron).In my experience there are 2 things required to extract your investment upon the refi 1) the rehab has to be extensive.

Property prices per 2 recent studies are at an all time high versus rent (the studies were comparing the cost of home ownership to renting and both studies concluded that in virtually every large US city it is on average cheaper to rent than to own).
