fix and flips-atlanta market

hello everyone,over the past 5 to 6 years i have had a buffet of good fix and flip deals primarily in dekalb(lithonia,stone mtn,decatur,ellenwood).generally buying at 30 to 50 k rehabbing and selling at 75 to 90 k.looks like those deals have all but dried up so i am looking to expand into different markets in metro atl (gwinnett,cobb,henry,douglas,fulton etc).i am searching for deals under 100 k.any advice from other experienced investors having success in the the metro atl market-any feedback is greatly appreciated.i pretty much have unlimted access to capital (12 free and clear rentals)-just need to find good deas.any good wholesalers,birddogs that you guys would recommend

@Derrick Shipman The areas around the beltline would be a good place to look for housing at your budget (Edgewood, Kirkwood, West End, etc.).  Flips in this area generate about 20% equity on average among my investors.

@Derrick Shipman , I'm a big fan of Kirkwood, Edgewood, and O4W given that you find the right deal. I generally enjoy a tougher deal resulting in sweet profit (given its done right).
