What is your opinion about investing in land?

I've invested with an overseas company before and it worked out ok. The return was decent, but my friend who invested with a local Edmonton Company is receiving a $100,000 cheque just after 4 years now when he initially invested $45,000. When he did tell me this, it did intrigue me to learn more and i met with someone from that company and he showed me quite a lot of good opportunities and confidence.
Especially seeing investors getting a return more then double their original investments in 4 years.

It does seem more easier then going out and doing all the work of researching and purchasing my own land and rezoning and getting ASP's approved etc etc to make a profit which i don't have time for, since they apparently develop themselves.

Anyways, from this information does this sound like a pretty reasonable good investment i should consider?

Personally i think that land is a great investment at the moment, I work for a reputable company that facilitates the purchase of undevelped UK land and then takes it through the nececery steps. Investors are looking at great returns, and in Pounds at that!

But I agree, do your homework and be sure who you are dealing with!

that's a good buy but consider some rules in that country before you buy the property (i.e tax law and property law)

I am working with a large land holding company on a consulting basis. They will owner finance this stuff. They want me to help them change their marketing plan to get it into the 21st Century.

I am crunching data and demo's.

Anyone have any thoughts?
This stuff is in Central Florida, 6 counties. Some acreage, some commercial, some resi. lots.

I have a basic plan in place already but I am still working out the details.

FYI, We have lots of bottom feeders buying in Lehigh Acres and Cape Coral

2005 Lehigh Lot = $65,000
2008 Lehigh Lot = $3700

2005 Cape Coral Lot = $110,000
2008 Cape Coral lot = $9,000 to 12,000

Land here in SWFl was more of a commodity. That is how it was traded
