How would you handle this???

I am seeking some suggestions from some of you out there that may have encountered something similar to this in the past.

Approximately 5 months ago, my business partner and I purchased an 8 unit building. We have since removed 5 of the 8 tenants for various reasons and are in the process of upgrading the apartments and the exterior grounds. The problem is that it is like pulling teeth to get people to even show up to look at the apartments. Come to find out, the reason why is this building has a long history of drug activity. It even has a nickname to the locals…â€the beehive†due to all of the activity. All we have to do is tell potential renters the address and we are immediately rejected or they make an appointment to see a particular apartment and don’t show up. As you might imagine this is EXTREMELY frustrating.

We are spending money to create a quality product. Every apartment we actually do show, people love them. The issue is getting them there. We want the building to be a place people want to live and also create a positive name for our company. HAIN Properties = Quality Product.

I guess what I am looking for are suggestions on how to break the negativity associated with this building. I know many of you purposely look for buildings like this to clean up and make a good name. How do YOU do it??? We would love any suggestions you might have to throw our way.

Thanks

On all of your advertising you need to say UNDER NEW MANAGEMENT

Put the sign on the building too!

Talk to those in the immediate area, knock on doors, introduce yourself, small talk and tell them that you are on top of it, that it's under new ownership/management and that you don't tolerate drug usage. Walk the neighborhood and the word will get out. It will take some time to bring this around.

When people call on the unit from ads, stress again that things have changed and the units have been updated.

If you have drug usuage in the immediate area, with other hosues/apts. then get with the police department and get the neighborhood involved to clean up the area. Good luck with it, Bill
