Newbie Al from Hollywood, FL (South Florida)

Hi! I am a newbie from Hollywood ,FL looking to get into wholesaling. I currently and working on my real estate sales associate license but l have aspirations to own a property management company. I want to start with wholesaling and looking to start the process soon. Hopefully, l will also come across a fellow investor to work with, learn from and teach me to expand. The first step is research, of course, and advice from all of my fellow investors.

Hey @Al Brown  Welcome. I myself am very new to BP and investing and also jumping into it through wholesaling. Can't share any investment stories with you yet but still can say "Hi" and wish you nothing but the best. This is an awesome site and so far it has been a pleasure. There is so much to learn and it is the first time that I've been on a resource like this where the help is so freely given!

The Ultimate Beginner's Guide to Real Estate Investing is also a great resource and recommended reading if you haven't already. Along with the podcasts. Here is one about getting started in wholesaling with a wholesaler that's making it happen. A nice one for the motivation. Lastly, the forums. All of them yes but the wholesaling forum should give you a good number of tips, advice, information and answers. If you're up for some marathon reading, the thread The Truth about Wholesaling should get you going in the right direction.

Be sure to use the Search Function on the site, will get more results there as well.

Hello @Marvin Dean . Thanks for the advice, links and encouragement. I am currently reading the beginners guide, working my way to The Truth about wholesaling. Hopefully these two get my feet wet. I have already obtained documents, contracts and scripts from an investor to help out with gaining buyers and selling.

Welcome to Biggerpockets!

There are lots of great options. The one thing that everyone agrees on at this forum is investing in personal properties. Beyond that, everyone has their own "style". We have learned to turn lemonades into lemonade. We figured out our goal and from there have simple to turned everything into an opportunity to achieve that goal. If you had told us 3 years ago where we would be today. I would have laughed. The key has been to adapt. Our challenges have actually made us better investors.

Another great place is to look around the blogs, forums and listen to the podcasts. If you see a post you enjoy check out the persons signature. Many of us including myself talk about our strategies, styles, niches and business model on our website. So definitely check that out as it is an amazing additional resource. For example, my blog is about while working full time, buy and hold investing, 0% Down Rentals, Personal Properties turned rentals, Long distancing investing, self-managing 3,000+ miles away. Definitely list your blog or website in your signature, if you have one. Its a great additional networking source.

Two Great reads, I bought both J. Scott The Book on Flipping Houses,The Book on Estimating ReHab Costshttp://www.biggerpockets.com/flippingbook

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and all the cash buyers (rehabbers) you will need.

Couple good reads 

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
