tax lien
has anybody benefited from U S tax lien association training or should i just keep reading and save my money
Tracy
Yes the association has benefited, they earn some money whether you do or not.. Now you don't need to spend any money to learn the same stuff. You tube has a ton of good stuff that covers everything they are going to cover.
Hello Tracy:
I was in their seminar, whether there are benefits are straightly depends on how you can apply their teaching to your application.
I spent four(4) months doing my research on my own before I decide to attend their seminar. It is costly, but it connects a lot of info that I gathered before.
I am out of town(country) foreign investor & works full time, the seminar shortens my learning path. It saved me TIME to gather all info, which are all FREE info from different government agency & other web based services(some have fees).
Each different states & counties has a little different ways of conducting their tax sales. I will recommend you to start with your backyard first. Learn all the state statue regarding tax sale, call up the county for their next sale, get the list & go & check out couple sale. Check out the competition. Doing your research on the list & drive by to check out the properties if it is deed sale(MAKE SURE).
Also try to understand the different bidding process, Bid up, Bid down. premium, Owner %. This will really help you to make your pricing decision.
Also watch out the redemption period. They do have a expiration on the lien.
So if you are like me( paid to save time), it is a good seminar but costly.
Otherwise you can save the seminar cost & buy some liens or deeds.
I hope this will give you some insights.
thank you so much tom
Hi Tracy. Are you looking for information about Texas or some other state?
@brain
dang it i always forget about u tube dah one of these days i will get it together lol thanks for info
hi josh i think i will stick close to home until i get my feet wet
thanks Carlos in due time
Hi Tracy. I attended their seminar and actually paid for their coaching program. It was quite the investment money wise, but personally I believe well worth it. I gained an extreme amount of confidence in dealing with this business, and it has helped to get my business successfully off of the ground
I followed USTLA's free 7 day course, 1 hr per day, and found it well organized with a lot of good solid information, well organized, well worth the time.
After I viewed the course, I started building spreadsheets and notebooks and realized that I was duplicating what they said they have in their online membership, although less efficiently. Probably or certainly one can start without a comprehensive database, but if they already have one built, that could be compelling, depending on the price of admission.
wenecio godfrey - since you've taken their paid training, have you accessed their online resources - database of counties, forms, etc.? Do you feel it's worth what you've paid?
And, have you successfully purchased some liens yet?
@Tracy Bauld, @Wenecio Godfrey, @Josh James
A little BP trick for you:
If you really want to make sure people read your response, use the "@" symbol and type the first few letters of their name. They will then show up below the reply box so you can click them.
They'll receive an email alerting them to the "mention".
Hello, I am new in bigger pockets and in real estate investing, I have attended the US Tax Lien Association's 3 day seminar and it all makes sense. However, I can't make the decision to take the plunge so I would like to hear from you and find out more about your experience with them.
Thank you in advance.
@Liza B. When you say "take the plunge" do you mean start buying tax liens or do you mean signing up for more training? In another thread someone said they spent $40K on training. If you had a million dollars to invest it would take at least 1-2 years to earn that back.
I base this estimate on my own experience and the typical actual returns by other investors. Here is a post by @Jerry K. Showing the results of an AZ auction
Hi @Ned Carey, thank you of you response. To clarify, I am thinking of signing up for more training to be able to start investing and just getting started. I have a full time job and I read what I can but I feel like I need someone to hold my hand to do this. I am aware that this is a long term thing. I was hoping to hear from @Wenecio Godfrey and @Tom Yung. sounds like they have signed up and would like to know how they are doing.
@Carlos Flores are you still doing the Tax Lien Meetup in Dallas, if yes, what dates?
thank you all!!
@Liza B. Just like I posted last time. Each person pick up & learn in different ways. In TX, you have @Arnie Abramson group offering tax sales meet ups & there are a lot of others; post in Bigger pockets that has materials about different TX counties. Connect with them.
I do not invest in TX much. But I made a special trip to Houston beginning of the year; just to find out & experience on the level of competitiveness, learn the area, drive the properties & strategy to win in Houston auctions. Most of the materials are free & available on county sites. What I said this time is same from my last post.
You WILL never learn all this by attending any school or seminar. I will suggest to learn from your own back yard first. Also TX is a deed state. You have to know your strategy; whether you want interest or property. If you do get a property. What next.
Nothing like being summoned to a thread and discovering my post from 3 years ago was removed within the last 3 days. Don't remember what I said, but I'm 100% sure I wasn't affiliated with it or advertising.
Lisa B - I never had a Tax Lien Meetup. Probably mentioned Arnie Abramson's program https://www.meetup.com/Texas-Tax-Sales-Meetup-Group/
Thank you for the info, @Tom Yung and @Carlos Flores, I apologize for the confusion and thanks for the info on Arnie.
