Who has used hard equity financing?

Has anyone used HARD EQUITY FINANCING?

They have good rates but charge about 1500 for underwritting fees.

The website has very little "meat". I do not know if they are a direct lender or a desguised mortgage broker. They seem to be saying we will finance anything, everywhere, which would lead me to believe they are merely an intermediary. I would never front money to an intermediary unless I had thoroughly checked them out.

Ask for verifiable references. They should be able to provide names of investors they're loaned to. Then you can verify in public records those loans really happened.

Unfortunately I did not review the multiple websites containing complaints about this company before they stole my money as well.

I am a seasoned real estate flipper and a licensed real estate agent. I knew the comps and value before I put an offer on the house. David and his buddies at Hard Equity Financing took my money and 3 weeks later told me the value wasn't there.

Keep in mind, this was after they fell of the face of the earth for three weeks with no communication. I tried to get a response via phone and email, but nothing. Then, when they did send me the denial email I couldn't get a hold of anyone. I haven't heard from anyone since I gave them my upfront money for the application fee. I have only received a denial email, with no response to my emails or phone calls pertaining to that denial email.

This is the exact same thing that everyone posted all over the internet about them. I just had an appraisal completed by the original hard money lender I was going to use and it came back at the value I indicated.

Just FYI, no return communication from David and his fellow crooks.

THE ONLY PERSON YOU WILL DEAL WITH IS NAME DAVID...NO LAST NAME.
THEIR TELEPHONE SYSTEM IS COMPLETLY AUTOMATED. YOU WILL NEVER GET A PERSON WHEN YOU CALL.
IF YOU GIVE THEM INFO ON THE DEAL YOU WANT THEY WILL CALL AND CALL AND CALL. HE HAS HIS SECRETARY DO THIS...SOUNDS LIKE IT COMES FROM HER HOME (BABY CRYING IN BACKGROUND).
THEY JUST WANT TO GET UNDERWRITING MONEY FROM YOU AND THEN FIND ANY, AND I MEAN ANY, REASON TO DENY YOU. EVEN ILLEGITAMITE ONES.
HE IS A COMPLETE FRAUD AS IS THE COMPANY.

DO NOT, I REPEAT, DO NOT DO ANY BUSINESS WITH THIS COMPANY...OR DAVID. WHO IS THE SOLE PERSON OF THIS COMPANY.

Has anyone on the forum have acquired successfully funding from Hard Equity Financing? Their process seems quick and comprehensive but when I googled them, they seem to have bad reviews (this makes me very anxious because I am awaiting word from them to close on a deal and I'm starting to worry).
