Can someone please post an example of the flex option contract or some contract that allows you to have an option to buy without putting up any consideration money?
First, are you looking to flip the home or planning on leasing it to a lease option renter?
Seller has a home for sale or advertised lease purchase.
You come in and say you will lease option the home for X and you want it for a certain length of time. You also want a monthly rent credit. Do not put any money down or do very little if possible.
If the seller agrees you will take control of the home and lease it to a lease purchase renter who you will have put down 3%-5% of the sale price. You will also give them a rent credit but you will charge a higher rent, maybe $100 higher than the going rental rate.
Get your lease renter to execute the sale and you will do very well.
Thanks for the quick reply Curt. I am looking for an option agreement to wholesale another wholesaler's deal. I have a wholesaler who doesn't have a buyer and I think I can make something out of this, but I don't want to risk or put up anything.
I am a new real estate investor and dearly appreciate if some can sent me a copy of the straight option contract, flex option contract, assignment contract.thank you
