Helpful and simple. I especially like the "Actual offer price" field. p.s. - the current version (1.3.8) does not have the ability to change the IRR calculation from anything other than 5 years. It assumes the property will be sold after 5 years.

Nice spreadsheet and video! My only suggestion is you should make the stoplight KPI values editable rather than an image.

This is an awesome spreadsheet Brian. Saves me from making my own. You haven't done a quick video walkthrough or anything have you? I'm relatively new and think I understand probably 95% of it.
