Hello, can someone explain the purpose of the principal payments being added back? Is that only relevant if you're planning to sell the property after a year? To me, I only subtracted the Depreciation from the Cash Flow Before Taxes to determine what I would be taxed for on that year. Thank you!

Great simple tool for someone just starting out in RE investing. Just one comment, the cash flow/initial investment, this initial investment didn't take into account the settlement costs and renovation costs (if applicable). Thank you for uploading this, it is a good tool and easy to customize.
