4 bed 3 bath 1850sqft

$60k house

$80k ARV

$20-30k repairs

-flooring

-paint

-mold (not horrible)

-lrg tree removal

Current renters $750 (been there 8 years)

Rent could increase to $950

Payment at 60k is $530

Should I do this!?!?!?
