First Multifamily FHA

I'm currently preparing to buy my first duplex using an FHA loan for a house hack, and I'm looking to connect with investor friendly realtors in Fort Lauderdale and the surrounding areas (Miami / Fort lauderdale, etc

If you're a realtor who works with investors or if you can recommend someone who understands house hacks, rental analysis, and strong investment markets.... I'd love to connect.

Any referrals, advice on local neighborhoods, or insights on the current multifamily market in Dade County would be greatly appreciated.

Hey Ron, congrats on starting your first multifamily purchase! For house hacks using FHA, make sure to focus on neighborhoods with strong rental demand, good schools, and low vacancy rates — these factors help ensure your cash flow stays solid while living in one unit. Look for properties where each unit has 2–3 bedrooms so rents are marketable to small families or professionals. Also, run a detailed cash flow and reserve analysis before closing to account for maintenance, property taxes, and potential vacancies. Even though I focus on Midwest markets, these principles apply anywhere and help minimize risk on your first deal.

I think you want to work with an investor friendly agent who is knowledgeable about rent comparisons, flood zones, insurance costs and FHA self sufficiency regulations not just attractive listings if you are house hacking a duplex with FHA in South Florida. From my experience you should focus on older duplex pockets outside of the upscale area in Fort Lauderdale and Dade County where rent is sufficient to cover the cost and insurance won't ruin the transaction.

    Good luck!
