Looking to invest in property in Lexington KY. Hoping to find a decent single or multi family rental property that I can also live in. Is there any insight you may have regarding good areas for property in or near the city?

I have a friend who has done real estate investing for a while; he was a remodeling contractor for 17 years and is great at finding off-market properties.
