I've used the leads for the past few years. Personally it's a great pillar for my business. I get about 20-30 leads a month through it. My conversion rate is 6% ish percent. I also like it because you get repeat business and referrals. It is like any other lead sources where you get duds and spam(lenders, wholesalers, etc) but it has been worth the money for me. The only caveat is it's only investors so you need to be able to help them and fit their needs. If you don't focus with investors it's probably not worth it. Also majority is buyer leads.

I use them personally and have had good success this year. Spent $10k so far and it has led to 3 deals with $60K in commissions. The competition is high and you do receive some bad leads, but if you have the time and capital it is worth the investment.
I have a team of real estate agents in the Salt Lake City Utah area and am always looking for new ways to generate solid buyer and seller leads.
Are Biggerpockets leads worth the money?
Is anyone utilizing them at a high level for a medium-sized real estate team?
I bought a bundle to try it out and closed a $1.6M deal so it was worth it to me. I'm busy with referral business and listings now so I deactivated, but I'd sign up again if I needed more buyer leads. I found that BP was great about applying credit to my account whenever a lead contained incorrect or incomplete contact info (email & phone number) or if it was another RE professional (wholesaler, lender, property manager, insurance agent, etc.) looking to sell their services. The one thing I would change is that they don't give credit when a lead simply doesn't respond, but they seem to vet the leads enough so that this rarely happens. I made sure to call the lead quickly upon receiving the info because they are not exclusive leads, you have to get to them quickly.

Hello Logan!
I believe the BP leads are worth the $ so long as you are handing them off to team members who speak 'the language'.
As mentioned in the other replies here, these leads are good quality and you'll have competition. As long as you're an investor-friendly Realtor with local market knowledge, you should be able to see results in the next month or two.
Lastly, what has help tremendously is having a supporting team (lender, attorney/title, contractor, CPA, etc) that can speak to the needs of investors. Many leads have little-no experience OR have no 'team' in place so if you can have a smooth transition to intro your preferred partners, conversion will be even higher.
We've built a team of 10 on BP connections and leads. Drop in the forums, chat up with people, and just be yourself. the leads will convert at 5+% easy if you have a system and follow up. We have done 400+ now and absolutely love it. Happy to talk thru it if you need real intel. DM Me.
