Selling off market MF property

I found a multifamily owner that wants to sell his property off market but doesnt want to sign an exclusive listing with any agents. I found potential buyer but what contracts should I use with the seller and the potential buyer to make sure I get my commission? I am worried a potential buyer can go direct to the seller and cut me out. Thanks

Ronald, solid question. When you are dealing with off-market multifamily, having multiple verified buyers definitely helps protect you from being cut out.

If you ever want general tips on how to identify real buyers—like checking recent public sales, LLC ownership records, or county filings. I am happy to share what's worked for me.
